Preparing for your FHA Loan

You have planned and prepared for years. You have house hunted on your own. You have investigated your options on line and you believe you will qualify for an FHA backed loan. You are ready to head to a realtor and buy a home. If you have your financial facts and personal information in order you will feel more confidant and less stressed.

A loan officer will need the following information to help you qualify for an FHA mortgage. All information is required of you and your co-borrower if applicable.

  1. Your social security number
  2. The addresses to all of your places of residence in the last two years
  3. The names and addresses of all employers for the last two years
  4. Gross monthly income (income before taxes are taken out) for your current job or jobs
  5. Current check stubs (usually for the past four weeks)
  6. W-2 forms from the past two years
  7. A business balance sheet and current income statement for self-employed individuals
  8. Personal tax returns for the past two years
  9. Information about all current bank accounts including but not limited to; bank name and address, account numbers, available balance, and average balance for last 6 months
  10. Information regarding all current loans including; school loans, credit card loans, car loans, etc. Information should include account numbers, loan balances and minimum monthly payments
  11. All information regarding any other real estate you may own
  12. The approximate value of all personal property including but not limited to; vehicles, jewelry, and musical instruments/equipment
  13. A certificate of eligibility (for veterans only)

Additionally, you should be prepared to pay for a credit report and property appraisal
